Onesource date January 2009 Vehicle leasing is the leasing or the use of a motor vehicle for a fixed period of time. It is commonly offered by dealers as an alternative to vehicle purchase but is widely used by businesses as a highly cost effective method of acquiring or having the use of vehicles for business, without the usually needed cash outlay. The key difference in a lease is that after the primary term usually 2,3 or 4 years the vehicle has to be returned to the leasing company for disposal. Rationale Leasing offers advantages to both buyers and sellers. For the buyer, lease payments will usually be lower than payments on a car loan would be, and qualification is often easier. Some consumers may prefer leasing as it allows them to simply return a car and select a new model when the lease expires, allowing a consumer to drive a new vehicle every few years without the responsibility of selling the old vehicle. A lessee does not have to worry about the future value of the vehicle, while a vehicle owner does. For the lessor, leasing generates income from a vehicle the lessor still owns and will be able to lease again or sell through vehicle remarketing once the original or primary lease has expired. As consumers will typically use a leased vehicle for a shorter period of time than one they buy outright, leasing may generate repeat customers more quickly, which may fit into various aspects of a dealer s business model. The Mineral Leasing Act of 1920 USC 30 181 et seq. is a United States federal law that authorizes and governs lease leasing of public land s for developing deposits of coal , petroleum , natural gas and other hydrocarbons , in addition to phosphates , sodium , sulphur , and potassium in the United States. Previous to the act, these materials were subject to mining claims under the General Mining Act of 1872 . Background Previous to the Mineral Leasing Act of 1920, the General Mining Act of 1872 authorized citizens to freely prospect for minerals on public lands and allowed a discoverer to stake claims to both minerals and surrounding lands for development. This open access policy enabled a major oil rush in the West, in 1909 prompting USGS U.S. Geological Survey Director George Otis Smith to warn Richard Achilles Ballinger Secretary of the Interior Ballinger that oil lands were being claimed so quickly they would be unavailable within a few months. ref Hayes, Samuel. unreferenced date January 2008 Closed end leasing is a contract based system governed by law in the United States U.S. and Canada. It allows a person the use of property for a fixed term, and the right to buy that property for the agreed residual value when the term expires. Closed end leases are so called because they run for a fixed term, and the lessor and lessee agree in the lease contract what the residual value of the property being leased will be. In most cases particularly in retailer retail motor vehicle leases , the lessee has an option to purchase the property for the agreed residual value at the end of the lease term. Closed end leases are not used for property which increases in value. In most cases, when a closed end lease is entered, the lessor does not already own the property being leased. Rather, the lessor agrees to purchase the property for a certain amount the capitalized cost from a third party, such as a Car dealership car dealer . The lessee will often be required to offer money up front as an offset against the capitalized cost this is called the capitalized cost reduction although it is sometimes erroneously referred to as a down payment . The difference between the adjusted capitalized cost and the residual value is the depreciation component of the lease cost. In addition to depreciation, the lessee must also pay the lessor s cost of financing the purchase of the vehicle, which is referred to as renting rent the rent also includes the lessor s profit. The total lease cost can either be paid in a single lump sum , or Amortization business amortized ..., increasing new vehicle sales, which gives the automakers reason to emphasize leasing programs in their marketing ... contract insurance policies than would otherwise be necessary.
